Your Moda home comes complete with touch a control ceramic induction hob, combi oven and/or microwave options, fridge freezer, dishwasher (excluding studio apartments) and washer/dryer. Some homes also include a 50" Samsung Smart TV. Sounds technical? Fear not, ‘how to’ guides are provided on the MyModa app. Plus, the team are always on-hand to offer support and show you how everything works when you move in.

We have a range of furnished and unfurnished options available to choose from.

You know by now, we don't do things in halves... good furniture wasn’t good enough for our residents. When you choose a furnished apartment, Moda bring you beautiful interior design with a bespoke furniture package.

A typical furnished apartment will include plush velvet sofas, wood finish media unit, nested coffee tables, marble topped dining tables and chairs. Bespoke fitted wardrobes, marble effect bedside tables and 1,000 individual pocket sprung mattress made from natural materials. The comfiest bed of all time, even if we do say so ourselves.

Definitely... on from day one. We understand the importance of being connected from the moment you move into your home. 250MBPS fibre broadband is included within your rent and set up. 'Home is where the WiFi is' - you can connect throughout the communal areas including guest WiFi for your visitors. Want to go faster? Talk to us about a 1GB upgrade.

All our neighbourhoods have onsite parking as well as accessible bays, motorbike bays and electric charge points. Car parking is available on a first come first served basis as a separate rentable option. It can be leased at the time of application or added during your contract period. Anybody can live the Moda life, but there are a few requirements to rent a Moda home.

All residents over the age of 18 must be named on the Tenancy Agreement and will be subject to a reference check.

• Your combined annual household income is no less than 30 x the gross monthly rent of your chosen apartment. This may be made up from your employment income or savings that haven't been withdrawn from in at least three months.

• At least one member of your household holds an Experian credit score 561 or above.

• No adverse credit is reported against any member of the household.

• Must be able to provide proof of previous address and a valid landlord reference. This is applicable to each member of the household that rented in the UK within the previous three years.

• Hold a valid Right to Rent (Not applicable to applicants of any Scotland based Moda neighbourhood)

Fear not, if you don't meet the qualification criteria to rent a Moda home, there may be other options available to you.

You may still be able to rent with us if you can provide one of the below.

• Full payment of the initial tenancy period in advance. A valid right to rent check is required.

• A UK based guarantor per applicant with a proven annual income of 36 x the gross monthly rent. All applicants are required to have a valid right to rent check.

Yes, you will be responsible for the Council Tax from the first day of your tenancy and should contact the council when you move in.

Yes, you will take control of your utility bills and pay directly to the billing company - Community Utilities. You will receive one monthly invoice based on your usage of water, electricity and heat that is paid by direct debit. As part of our onboarding process, you will sign up to Community Utilities ahead of move-in so that you're switched on from day one.

Yes, you'll need to set this up when you move in if you wish to watch any live TV. Links will be provided to register before you move in, or you can make a change of address on your existing agreement. This will be billable directly from the TV licensing authority.

Did someone say cycle club? There are secure, racked cycle hubs in each neighbourhood at no extra cost.

It wouldn't be next generation living if you couldn't bring your furry friend. Pets are welcome at Moda and there's no hidden charge. Get in line... we have lots of pet-friendly apartments available. You can also apply for a pet at any time during your tenancy, providing you are on a pet-friendly floor. Your pet is our pet, we'll have the treats ready and waiting for your furry sidekick.

As with most things in life, there are some T&C’s. To ensure the comfort of all our residents, and the wellbeing of your best sidekick, we can only accept small dogs and there are limited numbers of pets within each apartment.

The health and wellbeing of our residents and staff is our priority. Our neighbourhoods are all non-smoking buildings including the apartments, balconies and amenity spaces.

You read that right! No hefty deposit, no hidden fees. All we ask is that you pay a £200 reservation fee to confirm your intent to rent. The best bit? Upon successful referencing, that payment is deduced straight from your first months rent.
